CUSTOM-HOME PLANNING · OCTOBER 2026

How long does a custom-home project take?

Plan around milestones, dependencies, and decisions—not a single promised completion date.

Begin with feasibility and the brief

The starting information determines the first phase. A property with a survey, clear records, and a developed brief is different from an early land search. Identify the studies and decisions needed before design can advance.

Design and engineering move together

Developing the plan includes more than choosing room layouts. Structure, systems, energy compliance, site work, and important selections need coordination. Prompt decisions help, but speed should not replace a resolved design.

Planning and permit review are separate dependencies

The review path depends on the parcel and scope. Planning review may precede building plan check; revisions and supporting information can add steps. The authority controls its review and issuance, so a citywide generic duration is not a reliable project forecast.

Procurement can influence the construction sequence

Ask which products or systems have lead-time implications and when selections must be fixed. A late change to a window, equipment item, or finish can affect work that depends on it. Keep procurement decisions visible in the schedule.

Construction needs an explicit milestone plan

A useful schedule explains the sequence of site preparation, structural work, enclosure, systems, finishes, inspections, and final completion as relevant to the project. It also identifies dependencies and how progress will be communicated.

Agree how schedule changes are handled

Weather, site discoveries, scope changes, authority reviews, and procurement can affect timing. Ask how those events will be documented, when the schedule is updated, and what the owner needs to decide.

Sky & Song’s full-service process connects design, engineering coordination, permit issuance management, and construction. We discuss a project-specific schedule after reviewing the scope and starting information, rather than promising the same duration for every home.

Prepared for prospective Sky & Song homeowners. This guide explains planning considerations; your project scope and applicable requirements need a property-specific review.
