CUSTOM-HOME PLANNING · OCTOBER 2026

What determines custom-home cost in the Bay Area?

Understand the complete scope before comparing a price per square foot.

Separate the land from the project

The purchase price of a property is only one part of a custom-home decision. Design and engineering, investigations, fees, demolition, site preparation, utilities, construction, finishes, landscape, and contingency may sit in different places in a proposal. Identify them before comparing totals.

Site work can change the starting point

Two homes with similar floor areas can require very different preparation. Grade, access, ground conditions, retaining work, drainage, and service connections may affect engineering and construction scope. A useful early estimate should name the site assumptions it depends on.

Size is not the only design variable

Building form, structural spans, glazing, roof geometry, ceiling heights, wet-area layouts, and the number of levels can affect complexity. A compact, well-resolved plan may use the budget differently from a larger plan with complicated circulation or extensive custom detailing.

Allowances need a definition

An allowance is not the same as a final selected product and installation scope. Ask what quantity, quality level, labor, delivery, tax, and supporting work it includes. Compare allowances on the same basis so a low preliminary figure does not conceal a later decision.

Track changes against the whole plan

When a design or finish changes, ask about related effects: engineering, permit revisions, ordering, installation, and schedule. Approve changes with a documented cost and scope discussion rather than treating each choice as isolated.

Ask for a budget you can act on

Bring the property address, approximate room program, quality expectations, available documents, and intended timing to the first conversation. We can then discuss what needs to be investigated and how the budget will be refined.

We do not publish a universal price range that ignores site and scope. A meaningful project budget requires actual information; this guide is not an estimate or a financing recommendation.

Prepared for prospective Sky & Song homeowners. This guide explains planning considerations; your project scope and applicable requirements need a property-specific review.
